No. We do not run credit checks. Owner financing is available to everyone regardless of credit history. What matters is your ability to make the agreed monthly payment.

Monthly payments vary depending on the purchase price, down payment, interest rate, and loan term. Use the financing calculator on any property page to get an estimate, or call John to work out a custom payment plan.

It depends on the zoning of each parcel. Most residential lots allow single-family homes, manufactured homes, and accessory structures. Commercial lots allow business use. To get the zoning designation or if you have a specific use in mind, contact John and he can point you to the right parcel.

Some parcels have been surveyed and all four corners are marked. This is noted in the property description where applicable. If a survey is important to you, ask John before purchasing and he can confirm the status of any specific lot.

Most listings have water and power available nearby or already to the property line. Some rural parcels require drilling a well for water. Each listing on the site specifies what utilities are available. If you have questions about a specific property, call or text John.

It is straightforward. You find a property you like, contact John to discuss price and terms, and agree on a down payment and monthly payment. The following documents will be prepared for the seller and buyer to sign and notarize: a Purchase Agreement, Grant Deed, Deed of Trust, Note, and a PCOR (Preliminary Change of Ownership). No escrow, no bank, no lengthy closing process. Most purchases can be finalized and recorded in the County within days.

Yes. John is open to creative arrangements and has accepted trades as part of a deal before, including things like used vehicles.
